Some Questions You May Have
A home inspection isn’t required for VA loans, but a VA appraisal is required. The purpose of the VA appraiser is to evaluate the property on behalf of the lender to make sure it meets two conditions. One, that it’s worth at least the amount you’re agreeing to pay. Two, that the property meets VA and lender guidelines. If a home doesn’t pass the VA appraisal, then the loan won’t go through.
Home inspectors will check the overall home structure, exterior, plumbing, water heaters, furnaces, A/C, roof & attic, electrical, and appliances to list out a few. This helps home buyers/sellers qualify the price at which the house is listed.
Many home buyers and borrowers confuse a home inspection with an appraisal. An appraisal is conducted to determine the value of the property based on many factors, including the real estate market and the home’s layout, square footage, updates and quality of construction. An appraiser does not closely inspect the home for defects or structural problems, except in the case of a VA mortgage.
A home inspector is hired to determine the overall condition of a home, not its value. Home inspectors will look for any problems in the home’s construction, heating, cooling, plumbing, appliances, windows, roofs, doors to name a few.
